What’s the difference between an Additional Dwelling Unit and a duplex?

A duplex is typically two similarly sized units within one building, often owned or valued as a single property type under zoning. An Additional Dwelling Unit is a secondary, usually smaller unit added to a property that already has a principal single-detached, semi-detached, or townhouse dwelling on it. The zoning provisions, parking rules, and permit process differ between the two.
